    The Camera

    You could use a smartphone with high-resolution lenses but given the home setting where rooms can be dimly lit and smaller than you’d like, certain cameras will be better equip.

    The camera you will want to use should be a full frame camera as they have an advantage in lower light conditions, coupled with a wide angled lens 16-35mm to get the whole room, although not too wide as to distort the space!

    We use a Sony a7 III for it’s dynamic range (the range of brightness the camera can record) and in-body image stabilisation. Traditional stabilisation happens in-lens so regardless of what lens you use the stabilisaton will always be there.

    And for the lens it’s Sony Full-Frame Lens 24mm.

    The 360 Camera

    This is entirely optional and comes with extra equipment costs, but we like to also use a 360 camera in our property videos.

    The Gimball

    If you want to create cinematic quality videos that tilt, roll and pan with seamless smooth action, a gimball is paramount. However that’s not to say you want to jump up and down when filming!

    For our property videos we use the Zhiyun Weebil-S 3 Axis.

    Fluid Head Tripod

    If you’re quite steady with your hand you could get yourself a pan/tilt tripod head, but if you’re looking for something a little more professional then we’d recommend a fluid head tripod for smoother video pans and to soften sudden movements and vibrations of the camera.

    A longer handle head will also make it easier to do slower subtle movements.

    2. Video filming styles to try

    You can combine different angles, light shades, and creative shooting styles in your property videos, have a look at some examples:

  • Start with the establishing shot, pull in from outside the house coming into the front door.
  • Do the same for each room, coming into it as if you are coming into the room in real life to create a wide sweeping shot.
  • Use panning and tilting effects to move your camera sideways or vertically to cover small areas. So start from one corner of one room to the other, then from top to bottom or vise versa.
  • Shoot from outside the windows, or from high up looking down, or standing behind the walls to cover half the view.
  • Lifestyle shots to help the viewer visulise how to use a certain space, i.e person sitting on couche, or lighting a candle etc
  • First-person view (FPV) where you make the video in the perspective of the viewer i.e show hand opening a door.
  • Detail shots, upclose shooting using a slow panning motion, or ‘rack focus’ style whereby you switch the focus of the object in the foreground to the one that’s in the background.
  • 360 degree panoramic images/video. You can have a 360-degree video of important rooms to give a complete glimpse of all the angles and how things are arranged in the space. We incorporate either the Insta360 or Matterport Pro2 360 images when editing the final video. You can also use it outside the house to take a full shot of the entire property and surroundings.
